Position Summary:

Responsible for regular maintenance and repair on equipment in all facilities operated by BHW. Investigates mechanical breakdowns and failures of machinery to determine cause and prevent recurrence by preventative maintenance. Keeps abreast of modern techniques of maintenance and repair and uses cost effective measures on all duties.

Education and Experience:

* High school diploma
* Background in management and supervision is desirable.
* Must have basic knowledge of electric, plumbing, mechanical, painting, and carpentry skills.

Required Skills/Abilities:

* Ability to pass drug test.
* Ability to pass criminal background test.
* Ability to work independently and adapt to changing priorities with little supervision.
* Must present a professional image and positive attitude.

Physical Requirements:

* Must be able to stand, walk, stoop, sit, climb stairs and ladders. Pushes and pulls, lifts and carries heavy materials and equipment.
* Handles and manipulates hand tools. Works indoors, outdoors, office and shop environments, subject to driving to conduct work, subject to noise from equipment operation.

Duties/Responsibilities:

1. Responsible for reviewing, prioritizing and assigning of all maintenance work orders.
2. Investigates mechanical breakdowns and failure of machinery to determine cause and prevent recurrence by a preventative maintenance program.
3. Maintains weather protection of all facilities for cold, heat, floods, and fire protection.
4. Conducts studies and investigations to determine necessary steps to correct or improve operations and eliminates waste.
5. Responsible for completing Move In and Move Out Inspections and creating work orders to complete Move out Inspection.
6. Supervises planning, drafting, estimating, inspections and records of repair and construction.
7. Repairs emergency breakdowns in shortest possible time.
8. Helps with fire and safety needs.
9. Maintains current information on codes, regulations, legal interpretations, new ideas, new methods and other information from outside sources.
10. Develops programs for reductions of expenses for gas, electricity, water, and for conservation of all facilities.
11. Studies physical layout of facilities for long-range expense reduction.
12. Observes performance of personnel on the job with a view of eliminating wasteful practices and sub-standard work.
13. Convenes meetings with maintenance staff.
14. Encourages positive employee relationships with staff, individuals, and public.
15. Attends meetings and discusses with supervisors to keep personnel morale at highest possible level.
16. Supervise maintenance staff and ensure that duties assigned to them are carried out.
17. Conduct annual room inspections.
18. On-call for after-hours emergencies.
19. Schedule On-call for after-hours emergencies.
20. Responsible for checking on snow and initiating the calling tree for snow removal.
21. Performs other duties as assigned
